Yes, each residence is supplied with a 24/7 medical alert system. A press of the button will connect you with a trained medical professional to support and assist you and if required, an ambulance will be dispatched.

Catalina Lake Macquarie is located in a temperate coastal environment. Typicla winter days range from 9 to 70 degrees with 90mm of monthly rainfall. In summer the range is usually around 18 to 26 degrees with a monthly rainfall average of 70mm.

Yes, your small well-behaved dog or cat will be welcome. Please contact the Village Manager for a copy of the Pet Policy and Application form.

An ambulance station is located minutes from the village in Morisset. Wyong Hospital and Emergency Department is located approximately 25 minutes away at Hamlyn Terrace. Another major public hospital, John Hunter Hospital at Newcastle is approximately 40 minute from Catalina Village. Toronto Private Hospital is only 20 minutes from Catalina Village and offers a range of rehabilitiation and other medical services.

Residents pay for their own:

  • Electricity and Gas
  • Telephone and Internet
  • Home contents insurance
  • Pay TV, home cleaning or pest treatments if required.

The monthly fee paid by Residents covers:

  • Council rates & Waste services
  • Water rates and usage
  • On-site management and staff costs
  • 24/7 medical-alert service to each home
  • Repair & Maintenance of home appliances such as air conditioners, hot water service, plumbing, dishwashers and more.
  • Smoke alarm testing and safety inspections
  • Cleaning, maintenance and operational costs of community facilities and gardens
  • Termite inspections and pest treatment of community facilities
  • Building and other insurances (except for the contents of your home which is an individual cost responsibility)
  • The Long Term Capital Works Fund covers the professional building maintenance program to maintain and re-paint your home exterior in the years ahead.

Yes, one of the residents must be aged 55 or over.

Yes. Morisset, a short 6 minute drive away has a railway station, specialty retail stores, and medical and professional services. Coles, Woolworths, a GP Super Clinic with pharmacy, pathology, podiatry along with banks, hairdressers, cafes and restaurants are all also easily accessed in Morisset. The bustling light industrial area of Morisset offers Bunnings and numerous useful services such as mechanics, storage facilities, homewares, car and dog washing and much more.

Cooranbong shopping village is only 3 minutes drive away and offers medical practice, pharmacy, newsagent, general store, cafes and more.

Yes. Please contact the Village Manager to request a copy of the Alterations or Additions policy and an application form as there are some important conditions.  Of course, if you are buying your new home ‘off the plan’, you will have the opportunity to select your own colours and choose from a number of options available during the building program.

Family & friends are welcome at Catalina. Visitors to the community facilities must be in the company of the resident and children must be closely supervised. Please contact the Village Manager or consult the Village Rules for further details.

Yes. Catalina has village rules that are designed to encourage a vibrant and happy community. Please request a copy of the Village Rules should you wish to see them.

Yes. Catalina is a registered Retirement Village and operates under the Retirement Villages Act. This gives you many additional protections and greater security. Please contact the Village Manager for further information.

Catalina is a secure community featuring CCTV security at the entrance and clubhouse. Security gates will operate overnight providing an additional layer of privacy and security for residents. Your home front door has been fitted with deadlock and all windows and sliding doors are key locked. Each home also has a secure line screen on the front door and an emergency call button for health or security incidents.

Contract type and finances

No. Stamp duty is not applicable because you occupy your residence under a lease contract.

No. You cannot mortgage or otherwise offer security over your site, nor create a caveat over the land it occupies.

Residents enter Catalina under either of the 2 Financial ‘Fair Go’ models.

The Deferred Management Fee (DMF) model involves an exit fee (or a Deferred Management Fee) which is payable when you depart the village.

Alternatively, you can choose to enter the village under the Pay as You Go (PAYG) model.

Under the PAYG model, the resident pays a higher monthly fee, but pays nothing on exit.

Please ask for a copy of our Financial Fair Go brochure which clearly outlines both models and the differences between them.

100% of the capital goes to the resident. If you have entered the village under the DMF model, the DMF is calculated on the exit price (or re-sale price) so there is a fee payable upon the sale of the home. You, or your estate, nominate the selling price and are free to utilise the services of Catalina Village Sales team or an external licensed Real Estate Agent of your choosing to handle the sale.

A $5000 deposit will secure your home.

If you are buying a brand new home ‘off the plan’ we will talk you through the key construction dates and provide a Build Completion date. This enables you to list your existing home for sale.

In the unlikely event that you do not manage to sell your existing home for a price acceptable to you during this period, you may cancel your purchase without any penalty and receive your full deposit back.

Depending on your financial circumstances, and which financial model and contract type you enter Catalina under, you may be eligible for Centrelink rental assistance. We recommend that you contact your financial advisor for advice.

If you are entering Catalina under the Deferred Management Fee financial model you will be issued a Registered Interest Holder 99 year lease.

If you are entering Catalina under the Pay As You Go financial model you will enter into a Renewable 5 year Non-Registered Interest Holder Lease Agreement.

We encourage you to speak with our Sales Representative and take time to review the draft contract provided. We also encourage you to contact your Financial and Legal Advisor who will be able to assist your decision as to which financial model best suits your individual circumstances.
